Asphalt deteriorates over time because the asphaltic binder that holds the loose stones of the asphalt together breaks down due to wear and tear and exposure to the elements. This breakdown causes cracks and eventually potholes to form in the asphalt surface. Left untreated, these problems can become much worse, affecting the base and subbase of the asphalt and weakening the entire pavement structure. Asphalt Patch Repair Southern California
Asphalt patch repair is a common maintenance procedure that is usually used to fix potholes. The area around the pothole is cut out and removed and new asphalt is poured in, patching the hole. Asphalt Crack Sealing in Southern California
Crack sealing keeps small cracks that inevitably form in the asphalt surface from becoming bigger, more expensive problems. Left untreated, small cracks will eventually spread and deepen, allowing water to infiltrate the base and subbase of the asphalt, structurally weakening it. Once this happens, more involved, expensive repairs than crack sealing become necessary. Crack sealing can extend the life of an asphalt pavement by 3 to 5 years.
There are seven different types of cracks that affect asphalt surfaces. Some of them can be repaired with crack sealing, while some of them are more serious and cannot:Block Cracks
Block cracks form a rough pattern of blocks on the asphalt surface. These cracks can be repaired with crack sealing.Longitudinal or Joint Cracks
Longitudinal or joint cracks run roughly parallel to the edge of the pavement and often occur at the joints between two slabs of pavement. These cracks can be repaired with crack sealing.Transverse Cracks
Transverse cracks form roughly perpendicular lines to the edge of a pavement. They can be repaired with crack sealing.Edge Cracks
These cracks are found near the edge of a paved road that has an unpaved shoulder. The cracks are roughly parallel to the pavement edge, or they form crescent shapes. Longitudinal cracks are considered to be edge cracks when they occur outside the wheel path and within 2 feet of the pavement edge. These cracks cannot always be repaired with crack sealing.Reflective Cracks
Reflective cracks can look like any of the other types. They often occur in resurfaced or overlay asphalt, when cracks in the old, under layer of asphalt cause new cracks to form upward in the overlay asphalt. They can also occur in new pavements, when cracks in the base beneath the asphalt reflect upward in the same way. Reflective crack repairs depend on the original cause of stress on the pavement.Fatigue or Alligator Cracks
Fatigue cracks are also called alligator cracks because the intersecting lines form a series of small blocks in the asphalt surface that resemble an alligator's skin. Fatigue cracks can lead to potholes and pavement disintegration, and they may require asphalt removal and replacement to effectively repair them. They cannot be repaired with crack sealing.Slippage Cracks

Asphalt Sealcoating in Southern California
A sealcoat is a protective layer applied to a non-highway asphalt surface to shield it from damaging elements. Sealcoating, along with crack sealing, can double the lifespan of your asphalt pavement. It also has many other benefits, including preventing surface erosion, improving pavement flexibility, sealing small cracks, waterproofing the pavement and making the surface easier to clean. The smooth dark surface of a sealcoated asphalt pavement also looks better and keeps the asphalt looking new long after the sealcoat is applied. Finally, the sealcoat creates a greater contrast with striping, making it easier to see pavement markings for a longer period of time.
Sealcoating should be done 6 to 12 months after paving, and every 3 to 4 years after that (as needed.) Any cracks or potholes in the asphalt must be repaired before a sealcoat can be applied, and oil spots need to be primed for the sealcoat if they cannot be completely removed. A sealcoat takes 18 to 36 hours to dry enough for vehicles to drive over it, and 48 hours to safely withstand water. For more detailed information, see our general page on Asphalt Sealcoating.
Asphalt Resurfacing or Overlay in Southern California
Asphalt resurfacing or overlay is a maintenance procedure in which new asphalt is paved over old, damaged asphalt. First, the old, damaged asphalt is patch repaired so that there is a smooth surface over which to pour the new asphalt. Then the new asphalt can be laid on top of the old pavement.
There are several signs that will let you know it is time to resurface your asphalt pavement, including wheel depressions or ruts that retain water after rains, pock marks or pitting in the asphalt that creates a jagged appearance, large or multiple sections of fatigue or alligator cracking, and multiple former patch repairs.
Resurfacing can include the use of Petromat overlay, leveling binder, and butt joint or grinding. Petromat is a geotextile fabric that is laid over the old layer of asphalt before the new asphalt is poured. It helps bond the two layers and provides structural support. It also absorbs stress from the surface layer, prevents reflective cracking, and keeps the damaging elements to which the top layer is exposed from reaching the bottom layer, which could otherwise result in the need for removal and replacement of both layers. Leveling adjusts a worn slope or gradient to restore its proper degree or angle. Butt joint or grinding joins the new asphalt pavement with an existing adjacent surface and levels the two. Asphalt Removal and Replacement in Southern California
Asphalt removal and replacement is the process of removing part or all of an old, damaged asphalt pavement and laying new asphalt in its place. This procedure is necessary in cases of significant structural damage to an asphalt pavement. This kind of structural damage can occur when cracks in the asphalt surface deepen far enough to allow water from the surface to infiltrate and form holes in the substrate.
One of our trained professionals will assess the condition of your asphalt and evaluate whether the entire pavement must be removed and replaced, or whether parts of the pavement are structurally sound enough to stay in place and only partial removal and replacement is needed. The subbase of the pavement will also need to be evaluated, because any problems there will need to be corrected before replacement can begin.
